Rent setting and rebate eligibility

When assessing your eligibility for a rent subsidy, Amélie Housing assesses a household’s gross income, in accordance with the relevant State or Territory based legislation and program guidelines.

How much rent will I pay?

For Social Housing tenants: Rent is charged as a percentage of household income (between 25-30%) plus Commonwealth Rent Assistance (CRA).

For Affordable Housing tenants: Rent is charged as a percentage of market rent (usually 75%).

We will provide you with a copy of the calculation of your rent and rental rebate at the time of signing your Residential Tenancy Agreement.

Paying rent

As detailed in your Residential Tenancy Agreement, you are required to pay rent on time and in advance. You can do this via Centrepay or through your online banking. Paying your rent on time will help you avoid going into rental debt/arrears.

Rent review

Amélie Housing conducts rental rebate reviews (income reviews) twice annually, with rental rebates adjusted in a fair and consistent manner.

There may also be situations where a rent review is conducted due to a change in a tenant’s personal circumstances (e.g. when a tenant’s income has changed).

When your rent review is taking place, please ensure you provide us with the requested documentation on time; to prevent your rent subsidy being cancelled, or you being charged market rent.

Please also notify us immediately if your income changes during the year, so we can ensure that your rent can be fairly reassessed.

Please note, personal hardship or unusual circumstances, may be taken into account when assessing and setting rent.

Market rent review

For NSW residents, a review of your property’s market rent will take place every fourth income review, or every two years. If your market rent has changed from what is shown on your Residential Tenancy Agreement, you will receive notice of your new rent.
